How long does it take to match the property of my interest?

We usually send the first options you can choose from on the application day. In general, the duration mainly depends on how accurately the client initially described all his wishes regarding the desired property.

Is there a possibility to take a virtual tour of the property?

Yes, absolutely. When talking to the manager, please specify which property you would like to see this way.

What is the agent’s commission from a real estate transaction?

According to Turkish law, the agent takes 2% from the owner and 2% from the buyer – that is, a total of 4% + VAT from both.

What is the agent’s commission from a property rental transaction?

According to Turkish law, the agent takes 100% the amount of one monthly payment for property renting + VAT.

How fast is property transaction?

It usually takes 2-5 working days to complete a transaction at the cadastral chamber. It depends on a number of factors: queues, crowds, performance of the computer system of the cadastral chamber, etc.

Do you assist in issuing a notarial copy of the rent agreement and re-register utility meters in order to obtain a residence permit?

Yes, we try to be present at every visit to the notary of our clients who receive a residence permit. As a rule, the property owner must attend the procedure and, in some cases a certified interpreter should be present as well. According to the law, the presence of an agent is not required there, as well as on the meter’s re-registration.

How to choose an apartment that brings income?

Elena Steiner, founder of TurkAddress, answers the question:
⁃ 1. First of all, I think that the owner should like the apartment himself in case he will have to live there himself.
⁃ 2. Then, of course, it is important to decide the purpose of the apartment. There is such a term as ‘target lease’. For example, ‘Holiday Rentals’ or ‘Local Rentals’, there’s also ‘Students Rentals’, which means that a university is somewhere nearby. Or, let’s say, a person works at a hotel and is looking for an accommodation close to it. Then, depending on the purpose, we make sure that the property has all the advantages so that it could be ALWAYS rented out. The following things are considered: infrastructure, distance from key locations such as beaches, restaurants, hospitals, schools, kindergartens, etc.

⁃ 3. It is also very important to have an opportunity to sell the property at any time. At least for the initial price, not talking about any benefit above.

⁃ Here are three main points that, I think, you need to consider when buying a property.

Do you have a good knowledge of the market and a large property database?

⁃ Yes, sure. Bare in mind that the founder of TurkAddress Elena Steiner has been in this business since 2006)

⁃ The property database is literally huge. Starting from land parcels, hotels, restaurants and cafes, to apartments, villas, townhouses, etc. It has everything you need – both on the first line and somewhere in a village)

Do you provide full legal support of the transaction?

Yes, we have it as an additional service. It is usually required in some non-standard situations, and thus it is carried out at the request of the client. Full legal support is not required when conducting standard transactions for the sale/ purchase or lease of real estate.

Do you check the legal purity of the property before renting / selling?

⁃ When it is about purchase / sale of real estate – of course, we check as much as we can in advance. However, the final verification instance is the cadastral chamber, where upon signing the contract, the chamber employee can notify the buyer that, for example, the apartment is foreclosed.

If the buyer was not aware of it, the transaction is superseded. There are really few situations like this, everything usually goes well and without any ‘surprises’.

⁃ As for the rent, we also check everything possible. In such a case, all information can be obtained mainly only from the owner. Usually, there are no problems at all.

How smooth is the communication with owners?

The communication is excellent. Taking Elena’s vast connections as well as our entire team’s into consideration, many owners are our long-term clients and even friends.

How well do you know Turkish?

It is compulsory to be fluent in Turkish, English and Russian to work in TurkAddress.

Do you have a good knowledge of the housing geography and the characteristics of the area where it is located?

Yes, we know our way around very well regarding every city and district with which we work. And we work with the entire coast of Turkey, starting from Istanbul.

Does the agent personally visit the property before offering it to clients?

Yes, in most cases we personally come to the property. In most cases it is impossible to get a full picture of the real property state from a photo alone or from the words of the owner. The exception is when the same owner has similar or identical property.
